2 bathroom to 1.5 bathroom?

I live in Europe where the average house has only 1 bathroom. We live in a one story, 2 bedroom house (bedrooms in the back) that actually has thwo bathrooms.

We have a full large bath (2m x 3.25m) near the bedrooms at the back of the house and a tiny bathroom (1m x 1.5m) at the front near the great room. The small bathroom has only a very small shower (1m x 45cm if it's even that wide).

We are considering turning the small bathroom into a half bath since it's not really functional as is anyways. We only shower in the large bathroom and guests who have used the front have had a very hard time changing after their shower in such a small space.

Would this dramatically affect resale value if we plan to move in about 5 years?

Edit: Small bathroom needs to be gutted and redone either way.

Also, it has a boiler (cannot remove - Europe), toilet, sink and shower. There is literally no other layout that would add space and no option of pulling space from another room nearby to make it larger. So the options are either:

  1. Redo it with same lack of function but updated.
  2. Make it a functional, updated half bath.
