Power of Attorney in India

I am seeking help to sell a property in India while I am in another country . Choosing to make my relative as power of attorney for selling the property.

When executing property sale transaction using power of attorney does the power of attorney holder receive the money . In Who’s name does the sale proceeds (Cheque/DD) goes to ?

Also can the scope of power of attorney can be restricted to a specific property . Pls advise
